Hills of Lake Mary is an established and well known community of over 300 homes in Lake Mary FL. Beautiful mature trees line the somewhat “hilly” (keep in mind: for Florida!) streets of this quiet community. The subdivision is well connected to walk and bike ways that will lead you to the major trails of the Lake Mary area, including the Seminole Wekiva Trail.Major shopping (Seminole Town Center, Sanford), dining and entertainment of the Lake Mary area (Colonial Town Park) as well as major highways are easily accessible and within a short distance.

Hills of Lake Mary is one of Lake Mary’s most popular communities, mainly because of the more unique look of its homes. Many of the newer subdivisions are often criticized for being “cookie cutter” communities – Hills of Lake Mary however was built in the 1980s and early 1990s, a time when a home still had its own character. Therefore you will find homes with all kinds of elevations – be it brick, wood or stone – and styles here. Another reason for this may be the fact that Hills of Lake Mary has not been built by only one builder but rather by several smaller builders at the time. The most popular builders in Hills of Lake Mary were Mercedes Homes and Catlaina Homes, other builders include Calton Homes and Diamond Construction.

A downside of this subdivision is the fact that the homes are connected to a septic system and not, as most other communities of the area, to public sewers. This sometimes scares buyers away, however, it is not really a major issue since, if serviced properly, a septic tank can last for a long time without causing frustration. When purchasing a home in The Hills of Lake Mary, be sure to review the seller’s disclosures and make a point about your concern to the home inspector at the home inspection.

Also keep in mind when looking at homes in this subdivision that the homes were built over 20 years ago and in many the age shows. Despite some owners remodeling efforts, the homes’ interiors mostly seem outdated with lower ceilings and no open floor plans. However, don’t let this scare you away: there is a lot of potential in these homes, which recently have become very affordable again. The curb appeal and location is already in place, it’s up to you to fix up the interiors – and with some help it is definitely doable!

Despite its Lake Mary address, Hills of Lake Mary schools are located in Sanford FL. Seminole High was recently featured in Newsweek as one of “America’s Best High Schools” It offers the county’s IB and Health Academy Magnet programs.The middle school, Millenium Middle offers students the option of a pre-IB or Fine Arts magnet program.
