Tuscany at Lake Mary is a unique Mediterranean inspired gated community off of H. E. Thomas Boulevard (SR 46 A) in Lake Mary. This community basically borders the neighboring town, Sanford. As one of many Lake Mary communities North of Lake Mary Boulevard Tuscany at Lake Mary has a Lake Mary address, however it is zoned for schools in Sanford.

Often criticized is the fact that M/I Homes did not complete the image of a Tuscan neighborhood by constructing these approximately 130 homes with tile roofs (like DR Horton did when constructing Fountain Park, or Taylor Morrison constructing Terracina). Nevertheless, the community features a very idyllic dock with water access and beautiful playground/park. The interior of most homes is beautifully upgraded and has a luxurious touch. Homes in Tuscany at Lake Mary are a bit larger, ranging from 2,019 to 3,502 square feet.

Built in the years 2000 to 2004, the subdivision has been somewhat affected by the real estate crash but for the most part prices have remained quite steady.

Tuscany at Lake Mary is conveniently located close to I-4, 417 and shopping and dining of the Seminole Town Center in Sanford and Colonial Town Park in Lake Mary. On top of that the HOA fee has been kept at only $55/month which makes Tuscany at Lake Mary a desirable place to live.
