Sun Oaks is probably one of the smallest subdivisions in Lake Mary. The community consists of only one street (Sun Oaks Court) with 17 homes, making it very private. The homes were built by a small builder (Masterpiece Homes Inc.) in the 1990s. Prices have been quite stable in Sun Oaks because of the time the community was built but also because of its small size.

The community is not really close to 417 or I-4 (10-15 minutes) but close to local grocery shopping and dining (5 minutes). If you prefer to be closer to major dining, shopping and entertainment of the area this community might be a bit too “secluded” (keep in mind that this is all in relation to the relatively short commutes residents in the Greater Orlando area have to endure. Compare the commute to New York, Chicago or any other major city and it may seem ridiculous!). The community is zoned for desirable Lake Mary Elementary; Middle and High school are, despite the Lake Mary address, both in Sanford.

Something that many buyers see as a major drawback is the fact that train tracks run right next to the community. However, as with so  many other subdivisions that are located close to train tracks, this is something that only looks scary when you first look at the community. Most residents assure us that they don’t even notice the train anymore. Obviously, also keep in mind that you are getting a home in this subdivision at a lower price than if the train tracks weren’t there and the community was located closer to major highways, dining and shopping. Remember, in real estate it is all about location and if you are willing to give up a bit of that you will ultimately get a “better deal”. In the end, it’s all about your priorities.
