Banyan Pointe Subdivision Lake Mary FL

[/srpmap]

Banyan Pointe is Lake Mary’s newest and only “green” single family home community. It was built from 2007-2009 by Ashton Woods Homes, a pioneer builder in green home construction. This Key West inspired gated community of only 33 homes offers a variety of exterior elevations that boast colorful, authentic paint schemes and designer trim details. Every Ashton Woods home features high-quality construction using the best of today’s building science techniques as well as innovative architecture and design with high levels of finish. The functional and modern floor plans of Banyan Pointe make the best use of living space by offering exciting spaces for both entertaining and relaxing.

The neighborhood is conveniently located only a short drive away from the Lake Mary YMCA and Lake Mary High School. However, Banyan Pointe is not really located close to either I-4, 417 or any major shopping (Seminole Town Center) and dining/entertainment (Colonial Town Park) of the area. Lake Mary Boulevard is a busy road so depending on traffic it can take up to 15/20 minutes to get to these points of interests. Another down side is the high association fee of $157/month.

Residents however will enjoy saving up to 15 – 45% on utility bills because of the “Ashton Woods Power House Program”:

An Ashton Woods Power House is an energy-efficient new home built under a rigorous set of requirements known as the Environments For Living® program. These program requirements meet strict guidelines for energy efficiency set by the EPA, earning our Ashton Woods Power House the ENERGY STAR® label. The Environments For Living program includes the four “must have” components of ENERGY STAR — air sealing and insulation that performs, ducts that prevent leakage, advanced windows and independent inspection and testing. The Environments For Living program also features a number of elements offered in the ENERGY STAR Indoor Air Package, including interior moisture management, right-sized HVAC requirements, filtered fresh air ventilation, CO detectors and other features.

The homes of Banyan Pointe offer distinctive interior features such as crown molding in the foyer, kitchen, living and dining rooms, designer lighting package, 10 – 12ft ceilings and two panel 8ft doors on the first floor, 5.25 inch baseboards throughout, ceramic tile flooring in all wet areas, gourmet kitchen with 42 inch designer wood cabinetry, stone countertops with Stainless Steel undermount sink, GE appliance package including dishwasher, built-in range with slide-out ventilated hood, built-in wall oven and microwave, and more. The last new construction home sold in the Fall of 2009 but if you decide to purchase a home here within the next couple of year, you will get a virtually brand new home that fulfills every standard of the new sought after green homes.

The subdivision is zoned for sought after Lake Mary schools, including Lake Mary High and Greenwood Lakes Middle schools. The elementary schools though belong to Sanford’s Northwest cluster and are determined via lottery.
