Should I buy a home behind a train track?

When it comes to buying a home you are often faced with difficult decisions. One of our Sanford buyers is currently wondering: should I buy a home behind a train track?

It truly is a tricky question: most people will stay away from even looking at a home that has a train virtually running through their backyard.

When you talk to home owners though they almost always assure you that it is not an issue at all and that they don’t even hear the train anymore. And I believe that! I think you can get used to any type of “noise” and specially when it comes to trains, first of all, they don’t run permanently but rather just 4-5 times a day (and keep in mind I am talking strictly about the current situation in the Orlando area here!), and second, most homes these days are very well isolated to block most of the noise (when inside).

I know several people who live/have lived behind train tracks and have never complained about it. In fact, I have sat in their backyards when the train ran by and it really wasn’t as loud as I would have thought. Important though is of course to not be in area where the train whistle blows – like at the train station downtown Winter Park

Questions for our Orlando buyers though should always be: will the SunRail change the current train track usage? And if so, will the home I am buying just be behind the train tracks or will I at least be within a short walking distance from the next station (this could be a pro!)?

Keep in mind though that, as mentioned above, when it comes to selling your home, most buyers will skip homes behind train tracks altogether. That means selling or even renting your home will be a challenge, because even if the buyers are well aware of the fact that the train isn’t as annoying as they claim it would be, they would never admit it – just as you wouldn’t if you were on the buying end. So basically calculate a price cut of 20%, sometimes even more depending on the closeness of the tracks.

Also, if you are an investor, looking to rent the home, you will have to deal with a lot of rejection before finding the right buyer. They will almost always ask for a rent reduction as well. As owner at least you will just once have to deal with the rejection and that is when you are selling your home. If you are prepared though and not in a rush to sell, it should be alright.

PROs:

20%+ reduction on the purchase price – great for you as buyer
Privacy: train tracks are typically blocked off by hedges and fences so you’ll have added privacy.
You might be within walking distance of a station (in Orlando this could (!) be the new SunRail

CONs:

With so many options out here in the Orlando area (we still have lots of space!), why would a buyer choose a home behind the train tracks (unless it was a hot seller’s market). Keep in mind that we don’t live in New York or Chicago, cities with limited space and lots of train tracks (that are actually useful, i.e. they transport people!).
20%+ reduction on the purchase price – bad for you as seller

Bottom line is: If you are planning on living in the home and don’t mind a little higher noise level and are looking to save some money on the purchase price, a home behind the train tracks could be for you.

I consider myself to be adequately knowledgeable of the various facets of Orlando, but occasionally there are areas “that call me out” and leave me curious to discover something altogether new about The City Beautiful.

Ivanhoe Village happens to be one of these undiscovered areas of Orlando for myself. Apparently there are many Orlando residents who frequent this area, already contributing to the revitalization of the Orlando Main Street district known as Ivanhoe Village. This district appears to be the most expansive in terms of the Main Street area banner.

Ivanhoe Village is anchored by the Florida Hospital and encompasses Loch Haven Park. The district stretches south from E. Hazel Street down Orange Ave to N. Magnolia Ave and east from I4 to US 17-92 through Loch Haven Park. It also includes Virginia Dr east from Orange Ave to Haven Dr.

The Ivanhoe Village Main Street District is “dedicated to meaningful, long-term revitalization of Orlando’s cultural district, its abounding history, community aesthetic, and local business prosperity through a collaborative cooperation and synergy with our businesses, residents, and partners.”

This fantastic area of Orlando is home to some of Central Florida’s most beloved attractions – The Orlando Science Center, The Repertory Theatre (The Rep) and the Orlando Ballet.

Although I’ve touched on the Mills 50 district in a previous post, I am going to briefly revisit it now with respect to its Orlando Main Street Approach™.

With a tagline of “The Intersection of Creativity + Culture,” the Mills 50 Main Street mission “is to foster Orlando’s most diverse neighborhood by stimulating business, creating a walkable community and promoting [their] creative culture.”

You will find a diverse array of businesses and restaurants in the area, and as the Mills 50 website suggests, none of these are pretentious. Instead, the Mills 50 district encourages individualism and cultural pride that is nearly unmatched. The Mills 50 banner district stretches south down Mills/17-92 from just south of E Princeton St, past SR 50/Colonial Dr to E Concord St.

Within the Mills 50 historic and established neighborhoods are some of Orlando’s top-notch schools, including Lake Highland Preparatory, Hillcrest Elementary and Windows Preschool and Kindergarten. As the oldest of three younger brothers, two of which are much younger, I had the opportunity to experience Hillcrest Elementary through the eyes of my little brothers who attended this school. Hillcrest is simply spectacular with its Foreign Language Academy, including Spanish and French immersion programs as well as a Vietnamese bilingual program. My brothers were educated in both the English and French languages from Kindergarten through Fifth grade, which in my opinion, is impressive.

The Foreign Language program at Hillcrest is also beneficial to the large population of Vietnamese children in the Mills 50 area, who have not yet had in depth exposure to the English language. Like the area in which the school resides, Hillcrest Elementary appears to celebrate cultural diversity and provides its children a solid platform upon which to launch a long-term successful education.

This concludes the Orlando Main Street Series, but I will continue to track the progress of each district and provide updates for you in the future. Continuing the Main Street Orlando Series, I’ve learned another fact about the mission of the program that I will share with you before touching on the College Park district. The Main Street districts are selected using a competitive process amongst neighborhood commercial pockets of Orlando. If selected, the district is provided financial and technical assistance, and must undergo in-depth training in the Main Street Approach™ from both Orlando Main Street as well as the National Main Street Center. However, each Main Street organization must hire “a full-time Executive Director, raise matching funds, incorporate its organization and implement its programs according to an annual work plan.” Needless to say, although hugely beneficial, the Main Street Approach™ does require long-term commitment and investment from the community.

Now on to the College Park Partnership district of Orlando Main Street. College Park is one of Orlando’s historical residential areas, originally named after its abundant use of college-named streets (i.e. Princeton, Harvard, Yale, etc.). The College Park Partnership district stretches south on Edgewater Dr from W Par St to Lake Adair Blvd. This central road through College Park is growing with small retail and restaurant business, providing the local residents very accessible lifestyle options.

The mission of this particular Orlando Main Street district is to “lead, champion, and inspire the development of College Park into a thriving community of residences, workplaces, businesses, and retailers actively engaged in creating a rich quality of life for all who work, play, and live” there.

Just to name a few of the College Park businesses that are members of this Orlando Main Street district are Orange Cycle, The Tap Room, Jade Bistro and Infusion Tea.

It is really so easy for me to picture College Park along Edgewater Drive as one of those “mainstreets” from the 1950s; the one that you could catch the weekend parade marching through town, and where everyone who wanted to be seen, could and would be seen.

I look forward to what the College Park Partnership has in store for the long-term revitalization of College Park.

As part of the Orlando Main Street series, I will cover the details of the districts which are part of the Main Street neighborhoods, all of them rich with history and vibrant with unique culture.

Church Street is located in the heart of downtown Orlando and has remained an entertainment hot spot for decades, dating back to the 70’s when it was a popular tourist attraction.

The Church Street District runs along Church Street between S. Orange Ave and S. Division Ave. This District is working to promote the eclectic mix of historical charm (i.e. Ceviche and MoJo Bar & Grill, both originally part of the Church Street “depot”) and pulsating new energy (i.e. One80 Greygoose Lounge and Club 23) to re-attract both leisure and convention tourism into the heart of downtown Orlando.

Reportedly, the 1970s and 80s brought about more tourism business to downtown Orlando than it has ever seen. Church Street was viewed as an attraction where both locals and tourists would pay an admission charge, which encouraged a certain ease in bouncing from one establishment to another, now known as “club-hopping.” With the development of Downtown Disney and Universal Citywalk, much of the downtown tourism business was redirected back to the theme park side of Orlando.

Part of the Main Street Approach™ for the Church Street District is to utilize the combined talents and energy of the local businesses, residences and commercial members to revitalize the luster that was once historical Church Street.

As part of the Orlando Main Street series, I will cover the details of two of the districts which are part of the Main Street neighborhoods – Downtown South Orlando Main Street and Church Street District. Both of these Orlando areas are rich with history and vibrant with unique culture.

Downtown South is rapidly gaining local interest with its trendy “Sodo” (South of Downtown Orlando) transformation.

The Downtown South Main Street district runs east from Division Ave to Orange Ave, south from Gore St to W Michigan St and stretches east on Michigan St to Ferncreek Ave. Each of the Main Street Districts share common goals and long-term revitalization plans. For Downtown South, the goals include “creating and preserving retail opportunities, walkable destinations, civic spaces and streetscape. Banners with the Downtown South Orlando Main Street logo will line the streets and highlight the area for visitors and shoppers alike.”

The Downtown South District encompasses Orlando Health’s MD Anderson Cancer Center, the trendy Sodo area, Boone High School and a vast array of restaurants, retail shops and residential neighborhoods.

Downtown South’s tagline is “A vibrant urban community to live, work and play.” This District plans to accomplish their revitalization goals with support from existing businesses, newly recruited businesses, residences and volunteers by way of investment and hands-on beautification projects (i.e. planting trees and flower beds, adding bicycle racks and establishing annual events and festivals).

The Downtown South District is comprised of four committees: Design, Economic Restructuring, Organization and Promotions. Each committee represents one point of the Main Street Four-Point Approach™.

Starting off the Main Street Orlando Series, today I will touch on the Audubon Park district.

The Audubon Park Garden District is a unique district of the Orlando Main Street program. Their website describes them best as having an “eclectic historical past.”

In 1911, what is now known as Audubon Park was originally developed as Lakewood Estates by the Fairview Home Company. In 1956, after the US Army Air Corps took control of the Executive Airport, the first commercial airport to Central Florida, the Corrine Shopping Plazas were constructed.

To my shock, not having grown up during the 50s, these buildings were originally designed to bear the weight of helicopters as a means to airlift personnel in case of a nuclear attack.

Today, these shops are some of the coolest small businesses around. The area is incredibly laid back and definitely caters to the hipsters of Orlando.

The Audubon Park Garden District stretches east along Corrine Drive from Forest Ave to General Rees Avenue. I am a personal fan of the Monday evening marketplace held at Stardust Video and Coffee, and am also looking forward to the long-term economic redevelopment of this particular Orlando Main Street district.
