As part of the Orlando Main Street series, I will cover the details of the districts which are part of the Main Street neighborhoods, all of them rich with history and vibrant with unique culture.

Church Street is located in the heart of downtown Orlando and has remained an entertainment hot spot for decades, dating back to the 70’s when it was a popular tourist attraction.

The Church Street District runs along Church Street between S. Orange Ave and S. Division Ave. This District is working to promote the eclectic mix of historical charm (i.e. Ceviche and MoJo Bar & Grill, both originally part of the Church Street “depot”) and pulsating new energy (i.e. One80 Greygoose Lounge and Club 23) to re-attract both leisure and convention tourism into the heart of downtown Orlando.

Reportedly, the 1970s and 80s brought about more tourism business to downtown Orlando than it has ever seen. Church Street was viewed as an attraction where both locals and tourists would pay an admission charge, which encouraged a certain ease in bouncing from one establishment to another, now known as “club-hopping.” With the development of Downtown Disney and Universal Citywalk, much of the downtown tourism business was redirected back to the theme park side of Orlando.

Part of the Main Street Approach™ for the Church Street District is to utilize the combined talents and energy of the local businesses, residences and commercial members to revitalize the luster that was once historical Church Street.

Finding a Home for College – UCF and Valencia Homes for Sale

Are you or your child getting ready to attend college in Orlando? Congratulations! You have made an excellent choice – now be sure to also make a great choice about how and where you will live for the next 2-4 years.

Many students decide to rent and that is definitely an option. In our opinion though, if you have the cash or qualify for a loan, buying a home close to the college of your choice is the way to go in order to not only save money but also make money once you/your child graduates from college.

It is really a no brainer: ideally find a well priced (and boy, there are plenty!) 2-3 bedroom condo or (town)home in a decent area close to campus and rent out a room or two to roommates to lower your monthly mortgage payment. Demand is high for rooms like that so you shouldn’t face any problems renting one.

Then, after graduation, turn around and sell or decide to continue as landlord while your investment becomes even more lucrative.

Two of the most popular schools in Orlando are, of course, UCF and Valencia College (formerly Valencia Community College). Both are located very close to one another (in Zip Codes 23817/32826 and 32825 respectively).

Blanchard Park and Little Econ Greenway – East Orlando’s Hidden Gem

If you have recently moved, or are planning to move to East Orlando you very likely may not be aware of the winding trailway through nature that is known to many of the locals as (Jay) Blanchard Park and the Little Econ Greenway.

This park and trail combination is great for families, children, athletes and nearly anyone. Whether you enjoy walking, running, biking, skating, nature sighting, canoeing, picnicking and more, this park and trailway has it all when it comes to activities and nature.

(Jay) Blanchard Park, located at 2451 North Dean Road, Orlando, FL 32817, features gated tennis courts, covered playgrounds for the little ones, soccer fields, basketball courts and plenty of covered pavilions for picnics and other functions.

The Little Econ Greenway is the trail which features riverside recreation, picnicking, wildlife watching and even canoe trails. Click here to visit the trail’s web site or to access a link to the PDF brochure with plenty of detailed information.

Parking is located at (Jay) Blanchard Park, the Econ Soccer Complex (click here for more information about Central Florida soccer clubs), Arcadia Acres and off of Harrel Road on the north side of Colonial Drive (SR 50) and just east of Goldenrod Road.

The trail literally winds for miles along the Little Econ River, where wildlife sightings are nearly guaranteed (Ospreys, Red-Shouldered Hawks, turtles, etc). You should be warned, however, that this winding river is also home to alligators. Although your odds of spotting one are relatively low, the trail management still provides precautionary recommendations, for example: no swimming, no feeding the animals or playing along the water’s edge and keeping animals on leashes, as a friendly reminder of with whom we share this delightful trail

The Little Econ Greenway will eventually link to the University of Central Florida (www.ucf.edu) and continue north to the Cross Seminole Trail through Oviedo and back to Blanchard Park. There are also plans to extend the western terminus of the trail to the Cady Way Trail at Lake Baldwin. The Little Econ Greenway is composed of a 14 foot wide paved surface that extends 7.9 miles from Alafaya Trail to Forsyth Road.

Each month approximately 50,000 people enjoy the Little Econ Greenway and Blanchard Park which open at sunrise and close at sunset. One of the most popular trail heads is located just off of Rouse Road, next to the Blanchard Park YMCA. If you are looking to join a local gym, the “Y” is always a good choice. There are plenty of youth and adult programs and group exercise classes at this gym, including cycling, yoga, water fitness and a multitude of child development sessions. Plus, if you’re a “Y” member, this is a great place to cool off after a run on the trail in the Olympic size lap pool, or with a smoothie from the Tropical Smoothie stand just inside the facility.

No matter what your lifestyle, between Blanchard Park, the Little Econ Greenway and the Blanchard Park YMCA, you’re all set for a satisfying “East Side” experience.

Spanish (Mediterranean) style homes – This popular home design found its footing in America near the beginning of the 20^th century and is commonly found in California and Florida. Its most distinctive feature is by far the tiled roofs, but smooth stucco finishes, iron work and terra cotta ornaments are also commonly found. Both single and two story designs are found in this style.

In the Orlando area you will find this type of home closer to the Disney area (South Orlando). New buyers often expect tile roof homes in the Orlando area, however, this home style is far more popular in South Florida (Miami, Ft. Lauderdale etc.). Keep in mind that those beautiful homes with tile roofs usually are in higher price ranges.

Prairie Probably one of the most recognizable but least known is the modern architectural style of the prairie home. Made famous by Frank Lloyd Wright (but designed by many other architects as well) these home feature low pitched roof’s with overhanging eaves and horizontal lines, intended to give the impression that the house could blend into to its surroundings. Later, based on these design concepts the Ranch style home was engineered.

In the Orlando area you will find these unique homes in areas like Longwood and Winter Park. There is not technically a community with the majority of homes being this style, however by driving through communities like Wingfield Reserve in Longwood or The Springs in Longwood you will find some unique home styles.

Art Deco Art Deco architecture usually brings to mind south beach Miami, but this design style was actually one of the most influential designs movements of the 20^th century and can be found in cities across the USA (and Europe). Emerging as a reaction to the somberness following WW1, this modern style typically features flat roof lines, and utilizes stainless steel, aluminum and lacquer in its finishes.

Some homes resembling the art deco style can be found in Winter Park or Sanford FL, however, as mentioned above Miami is the area known for its Art Deco style.

Pueblo The Pueblo design style has its roots in the Spanish/Mediterranean architecture of the early 20^th century. The main style difference is that the wall joints tend to have a curved or rounded shape to them, rather than being squared off, and often wood beams are exposed through the exterior walls.

Driving through the historic residential district of Sanford you will see some samples of Pueblo/Mission style homes.

Bungalow The bungalow has a long and interesting history. Originally used as a term to describe a one story thatched roof house in India, the term gained popularity in the USA during the late 19^th century. It was during this time, also known as the Arts and Crafts period, when the term began to describe large country homes. Today the term typically refers to a small single story home usually featuring dormer windows and a covered front veranda.

Bungalows can be found in Winter Park, College Park and even Thornton Park.

Contemporary- The vast majority of homes in the Central Florida/Orlando area are considered “contemporary”. This home style generally has an open floor plan, high or vaulted ceilings, an attached garage and stucco finish. The roof is usually covered in asphalt shingles and (in large part due to the hot and humid Florida climate) the exterior framing is done with concrete blocks instead of wood.

When buyers first move to the Orlando area they usually like the contemporary home style since, depending on which area they originally moved from, it is a new style to them. Very soon after that they realize though that this style is prevalent in Central Florida. It takes a lot to customize a contemporary home, also because they are usually located in subdivisions with an HOA that sets rules as to how much you can alternate the exterior of your home. Even a decision as simple as painting your home or putting up a fence can be blocked by the board. Communities with contemporary homes in Orlando are often referred to as “cookie cutter” communities.

Custom Homes – A custom home can be built in any architectural style. The home’s design is usually worked out with the homeowner and the architect/builder. These homes can be built from “stock” floor plans or can be built upon the specifications of the homeowner. Usually it’s a little bit of both, utilizing a “stock” floor plan and customizing it to meet the needs of the client. Custom homes can be found in all of the luxury home communities throughout Central Florida, including Alaqua, Alaqua Lakes, Keenes Pointe, Isleworth and many more.

High Rise Condos – Most often high rise condos are found in major city’s where land space is limited. Downtown Orlando has recently built a few high rise condo buildings, including the Vue at Lake Eola. Although the interior of each condo can range in style, the building itself is usually more than 6 stories tall and features mainly a glass exterior.

Resort Style Condos – While these usually represent a lifestyle rather than an architectural design difference, they typically borrow their styling from major vacation resorts. Most often these have a Mediterranean feel and design with tiled roofs. But the most distinctive aspect of these homes is in the amenities not the design. Usually they are located on a golf course with 2 or more pools as well as a community activity center, gym and clubhouse.

Resort Style condo communities can be found throughout the Orlando area. Since Orlando is considered a vacation place by most of the rest of the world this is one of the styles of housing one might expect to be prevalent in Central Florida. Areas with a higher density of these communities are located closer to the Disney and attractions area. Some of these communties are zoned for short term rentals and used by tourists who want to stay an extended period of time. Metro West is an area with many communities like these, however you will even find resort style condos in the Lake Mary and Sanford area with complexes like Notting Hill and Arbor Lakes (see image).

TownHomes – Townhome communities can come in a variety of design and architectural styles. Most townhomes have one or more shared exterior wall, but typically no one above or below them. Many townhome communities feature contemporary design styles, but a new trend in the Central Florida area has been a Victorian or Colonial townhome design giving the community an old town feel.

Tudor style – Tudor style homes are so named, because they were the prevalent architectural design used during the reign of the British Tudor monarchs (1485-1603). They have a distinguished and unique appearance featuring decorative timbering, steeply pitched roofs and tall narrow windows.

There are not many Tudor style homes in the Orlando area. However, other than in custom homes, this highly desirable (because unique) home style can be found in a few communities that were built by Toll Brohters (a builder well known for their Tudor style houses).

Tudor Style Homes in the Orlando area:

Preserve at Astor Farms, Sanford – 200s to 400s
River Oaks at Timber Springs, Orlando – 200s to 400s

Four square – The quintessential American house, the four square almost seems to define American home architecture. The four square gained popularity in the early 20^th century as an efficient way to use small pieces of city land. A Four Square home is typically designed as a 2 level simple box shaped home with a 4 room design. Although many of these homes have been altered by past owners throughout the years, the exterior generally features a full length porch with wide stairs.

Four Square homes can be found in the historic cities within the Orlando area including Sanford, Winter Park, and downtown Orlando.

Cape Cod – As the name suggests this style of home was originally built in Cape Cod MA, during the early part of the 18^th century. It was an economical shelter solution to the blustery New England weather. In the 1930’s this home design regained popularity and became the first “tract” homes in the newly developed suburbs. It most distinctive feature tends to be the clap board or shingled exterior walls, shuttered windows and second story dormer windows.

Cape Cod style homes can be found in Winter Park.

Craftsman – The craftsman home was derived from the arts and crafts movement of the late 19^th century. It features a strong emphasis on natural products and craftsmanship, usually having stone chimneys and porch supports built-in cabinetry, seating and book cases as well as beamed ceilings.

Craftsman style homes can be found in Winter Park.

Colonial – The colonial style home came into existence based on need rather than a new form of architecture. As families grew during the 18^th century many of their cape cod styled homes grew with them. Out of this expansion came the Colonial. An American Colonial home usually has 2 levels and is very symmetrical (much like the Cape Cod) with the front door centered and windows arranged evenly along the façade. Function and practicality are the driving force behind this home style, but throughout the years some embellishments have been made and many now feature grand columns, elaborate decking, and dormer windows.

Colonial style homes (of course imitation, not originals) in the Orlando can be found mostly in the town home sections of communities like Baldwin Park, Victoria Park or Avalon Park. Other than that this style can be found in many areas with custom homes including Winter Park or Altamonte Springs.

Victorian – Although many people imagine a doll house or gingerbread house when thinking of Victorian homes, the truth is that a Victorian Home is any home that was built during the Victorian period (1840-1900). During this time of industrialization many new techniques and innovations became available to builders and they were eager to test them out. The end result was often an overly embellished home, each with their own unique character.

Victorian homes can be found in the historic district of Sanford or Winter Park.

Ranch - After WWII and during the Baby Boom, affordable housing was needed en-masse. The result was a variation on the Pairie and Bungalow design with an emphasis on simplicity. Since then, the ranch has been re-invented several times. Sometimes being built as a split level or raised level, but still maintaining its simple floor plan, rambling lay out and attached garage. Contemporary ranches also sometimes borrow features from other designs, such as the Spanish design, most often seen in ranch homes, built in the early 1980s.

Ranch style homes can be found throughout the entire Orlando area. Just like the contemporary home style reigned in the 1990s and 2000s, Ranch style homes were popular before that, as mentioned above. The Crossings in Lake Mary or Hidden Lake in Sanford are neighborhoods with Ranch style homes in Seminole County.

Urban Living In Orlando

Orlando has a reputation for being a suburban mecca. But over the past few years more and more people have grown tired of their long commutes and been returning to live in the downtown Orlando area to be closer to jobs, unique restaurants, and entertainment. If you are one of those people who want to live amidst the action, here are a few things you should know about buying a home in downtown Orlando.

Just like most cities, Orlando has several “neighborhoods” with in the downtown core, and each offers its residents something a little different.

Thornton Park, on the east side of downtown, offers a mix of older historic homes ranging in style from quaint cottages to more stately tudors. Trendy new apartments and renovated lofts also help to make this part of downtown Orlando so desirable. It is a fun and vibrant place to live, within walking distance of coffee shops, restaurants, parks, and many office buildings. This convenience does come at price however, and due in part to supply and demand, you can expect to pay more per square foot than in many suburban neighborhoods.

Downtown Core, there was time when all you could find in the downtown core of Orlando were touristy shops and restaurants mixed in with office buildings and banks. Not anymore, downtown has recently seen the addition of several residential buildings and many others have converted space for lofts and apartments. This local will put in the center of both the nightlife action and work day commute. It may still be a bit pricey but with the burst of the real estate bubble prices have come down considerably for this trendy spot.

College Park is actually just northwest of downtown Orlando and while you still may need your car (or bicycle) to get to work just about everything else is easily within walking distance. It is a quaint neighborhood comprised mostly of bungalows and spotted with turn of the century estates. Tree lined sidewalks will lead you to Edgewater Dr. where restaurants, trendy shops, and book stores abound.

Kays Landing Subdivision Sanford FL

Kays Landing Sanford Community Info

Kays Landing is a desirable gated community of about 146 homes built by Engle Homes between 2005 and 2008. The community features a playground and community pool (HOA fees run only around $75, that is very reasonable!) and has easy access to the Seminole Towne Center Mall, 417 and I-4. It is also conveniently located to Sanford and Lake Mary’s shopping, dining and entertainment areas.

Kays Landing is located in what Jose and I call the “Sanford Mall Corridor of Upsala” (I know that sounds funny but hey, we have to give areas descriptive names sometimes… click here to learn more about Sanford’s communites and areas). It is an area that people usually like because of its closeness to the mall and major highways.

Homes in Kays Landing are currently (2009) selling in the low to mid 200s. When the community was first built (at the peak of the Florida real estate market), homes were selling for up to $500,000 here!

Home sizes range between 2,000 square feet and 3,400 square feet.

What we like about the community:

Community Pool: Easier to meet your neighbors and a great bonus if you do not have your own pool.
Gate: Added security, however, remember that you can enter through any gate if you wait long enough at the entrance
Relatively low HOA fees: at $75/month with a gate, community pool and nice playground, this community offers great benefits without breaking the bank
Pavered Driveways: We believe pavered drive ways are an elegant upgrade to any home as they add great curb appeal. Another benefit is that they don’t crack like the regular cement drive ways do.

What we don’t like:

Closeness to 417: Kays Landing has parts of the subdivision backing up to toll road 417. That is never a desirable location. Even though noise is low inside the home, when sitting outside on your porch you will certainly hear those cars driving up and down 417 if you are located in this area of the community.
Just as in many other communities built in the early 2000s, homes in Kays Landing were built quite close to each other. We wish the builder had planned for just a bit larger lots.
